Terms and Conditions
The following Terms and Conditions apply to all bookings made for the Yarrow Hotel and use of our facilities. We respectfully ask that you read them prior to making a booking or using the Hotel’s facilities.
Definitions
“Booking” means the booking that you make with us for accommodation, functions/events and/or any other services.
“Contract” means the booking and these terms, and any other terms and conditions stated which apply to the booking.
“Hotel”, “we”, “our” or “us” means the Yarrow Hotel. Our registered office is at Yarrow Hotel Limited, Ramsgate Road, Broadstairs, Kent CT10 1PN
“Terms” means these terms and conditions.
“Website” means the Hotel’s website Www.Yarrowhotel.Co.Uk
“VAT” means Value added Tax.
Access Statement gives full details of the measures we take to ensure that disabled guests can use and enjoy the Hotel’s facilities to the full.
Please contact us on 01843 460100 to discuss specific individual requirements and the availability of appropriate accommodation, and we will do our best to accommodate your needs.
Booking
All bookings at the Hotel are subject to these terms.
At the time of booking or at check-in, we will take your credit/debit card details and you authorise the use of this card for any sums that become owing to us. We shall also have the right to require full payment in advance or a deposit at the time of booking in certain circumstances or if the booking includes the supply of certain items or services. No booking shall be treated as confirmed until payment has been made.
If you have indicated a preference for a particular room we will use our reasonable efforts to honour this preference. However, we may need to allocate an alternative room to you for operational or safety reasons. If we need to move you to a different room during your stay for which a lower rate is available than the rate you booked at, we will refund you the difference in the rates.
We regret that we do not permit persons under the age of 18 make a booking to stay at the Hotel.
Bookings - Yarrow Restaurant
For tables of 5 or more people dining in the Yarrow Restaurant, a £10 per person deposit is required in order to secure the booking.
Deposits will be redeemed against your reservation.
Cancellations must be made within 24 hours of the reservation - less than 24 hours notice will result in the deposit payment being retained by the hotel
Bookings - Afternoon Tea
For all Afternoon Tea reservations a £5 per person deposit is required in order to secure the booking.
Deposits will be redeemed against your reservation.
Cancellations must be made within 24 hours of the reservation - less than 24 hours notice will result in the deposit payment being retained by the hotel, for group bookings the full amount will be charged of any person(s) not cancelled with 72 hours. If paying with a voucher and cancelled with less than 24 hours notice this will result in your voucher being redeemed and becoming void.
Cancellation by Guests
For cancellations of your stay at the hotel, please ensure you contact the reservations team at least 24 hours ahead of your arrival date by 2pm the day prior. You can call the team on 01843 460 100 or email enquiries@yarrowhotel.co.uk. If you cancel your booking with less than 24 hours notice we will not be able to issue any form of refund or amend the booking date(s). Please note this policy may differ for bookings made using a third party or third party voucher in which case your contract is with the third party provider and not the hotel.
For guests using a Travelzoo voucher, our cancellation & rescheduling policy is as follows: Once you've made your reservation, you can amend, subject to availability, your reservation date(s) directly with the hotel providing there is at least 8 days’ notice. Simply contact the hotel at least 8 days prior to your original travel dates. If you wish to amend your booking to dates outside of the offer's validity period, supplements may apply, payable direct to the hotel. If you cancel or change your booking in violation of the hotel's cancellation policy or if you fail to arrive for your stay, you may be subject to additional fees or voucher forfeiture. All reservations are subject to availability.
For guests using the hotels Spa, Salon or Restaurant where third party vouchers have been purchased for services at the hotel the cancellation policy is the same at all times. 48 hours notice is required to reschedule or rebook your appointment or reservation. Failure to provide 48 hours notice will result in your purchase becoming void and subsequently redeemed by the hotel. Vouchers cannot be extended beyond their expiration dates for future bookings.
For cancellations for resident treatments, payment in full or a card pre-authorisation will be requested in advance at check in. We have a 48-hour cancellation policy for treatments. If cancelled within 48 hours the treatment will be charged in full to your bedroom or card.
If you are a hotel guest or have a spa package booked including our Spring, Summer, Autumn and Winter offers, 48 hours notice is required to reschedule or rebook your appointment. Failure to provide 48 hours notice will result in you being charged in full for your appointment or your spa package/offer deposit being retained.
Cancellation by Guests Functions and Events
For functions and events hosted by and held at The Yarrow Hotel a security deposit is always taken to secure the reservation for the specified event and in most cases full payment is taken prior to the event.
A full refund of deposit will be issued if guests cancel with 72 hours' notice, the hotel reserves the right to change this for specific events in which case guests will be notified upon enquiry.
For Christmas and New Year's Eve bookings, including lunch tables, parties and festive bookings a deadline is set usually four weeks prior to the event date for payments, guest numbers and pre-order details to be provided to the hotel in full, at this point bookings cannot be amended or changed, refunds cannot be given for guests no longer attending for any reasons.
In 2024, we can accept cancellations for Christmas party nights until Friday 1st November 2024, for New Year's Eve we can accept cancellations until Wednesday 11th December 2024. If cancelled after this, then the deposit or any monies paid will be retained by the hotel.
Final balances for Christmas Party Nights are due on Friday 22nd November 2024, if cancelled after this the full money paid for the guest will be retained.
Rooms booked directly with the hotel will receive 10% off the rack rate at the time of booking. Rates vary and so further discounts may be found online, the contract is always with the company booked with (OTA) and the hotel is unable to offer amendments or cancellations for these booking terms. The hotel reserves the right to offer promotions and discounts at a higher rate subject to availability and occupancy levels.
Cancellation by the hotel
In exceptional circumstances we may need to cancel your booking. In such circumstances you will be given a full refund but we shall have no further liability to you arising out of such cancellation. We will, however, use reasonable endeavours to try and re-locate any confirmed booking cancelled by us to an alternative location similar in standard to the hotel.
Car Parking
We provide free car parking for our guests which is subject to availability. Guests are required to register their vehicle at the hotel’s reception on arrival. Cars and their contents are left at the owner’s/customer’s own risk. We do not accept any responsibility for loss or damage to cars left on our premises.
Charges
The prices we publish on our website are on a per room per night basis and include VAT, unless otherwise stated. Any meals or service are included only if specified. Once the number of persons staying, the type of accommodation and the number of nights you require is selected on the website, the total charge for your requested stay will be shown on the reservation summary. Prices are charged in GBP via the fully secure Worldpay payment system and we accept Visa and Mastercard only.
For advance purchase rates the card you booked with must be presented on arrival, along with the appropriate ID.
Price lists for additional items, such as restaurant meals, room service and spa and salon treatments are on display at relevant locations within the hotel and are available on request. During your stay with us we will calculate any incidentals which you can charge to your room on a daily basis upon opening an account on arrival with a credit card. You will be required to pay these charges in full at the point of check out and departure. If no credit card is provided at check in, then all incidentals must be settled before departing the relevant department of the hotel.
The hotel reserves the right to amend it's charges without notice and will undertake to update the website as soon as practicable with revised information.
Check-in / Check-out Requirements
Unless otherwise stated on the booking confirmation, guests may check-in at any time from 15.00 on the scheduled day of arrival. All rooms that have been secured by credit/debit card or prepaid at the time of booking will he held until 11:59pm on the scheduled day of arrival unless otherwise agreed directly with the hotel. Any non-secured reservation will be held until 16.00 on the day of arrival at which time we will be entitled to re-let the room, unless the guest has notified the hotel of a late arrival.
In the interests of security and to prevent fraud, at the time of check-in, guests will be required to confirm their identity by providing their booking reference; their passport/identity card/driving licence and a valid credit or debit card which will be swiped in the presence of the card holder.
If guests are travelling from outside the UK, Ireland or any country in the Commonwealth we are also legally obliged to require guests to provide the number and place of issue of their passport/identity card and details of their next destination. These records will be kept for at least 12 months and may be disclosed or made available for inspection by any law enforcement authority as required by applicable law in connection with the prevention or investigation of crime. The information above may be requested for each member of your party over the age of 16 and we reserve the right to refuse entry to persons who cannot provide the information detailed above.
On the day of departure we kindly ask all guests to vacate their rooms by 11.00 (unless a later departure is stated as part of your booking). Late check-out after this time can be requested subject to availability and will be charged at an hourly rate at the discretion of the hotel. If you need to check out early in the morning, we request that you settle your account the night before departure.

Children
All children (a person under 16 years of age) staying at the hotel must be accompanied by an adult and must be supervised by an adult at all times. Children cannot attend events held at the hotel unless the event is specifically for children.
Charges for children are £15 per night per child per room.
Cots are provided for a fee of £10 per night per cot, subject to availability and must be pre-booked.
Damage
We reserve the right and you hereby authorise us to charge your credit or debit card for any damage incurred to your room or the hotel during your stay (including without limitation specialist cleaning) or for any items that are missing when you leave.
Force Majeure
The hotel accepts no liability and will not pay any compensation where its obligations are prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, epidemics, pandemics and diseases, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.
Gift Vouchers
Gift vouchers for the hotel may be purchased. By purchasing a gift voucher, you agree to be bound by the terms and conditions of the hotel. We reserve the right to alter, at any time and without notice, the terms and conditions which apply to gift vouchers purchased from the hotel. It is your responsibility as the holder of any gift voucher to regularly review our terms and conditions to ensure you are kept up to date with changes to them.
To purchase any vouchers or experiences that include alcoholic beverages, you must be 18 years in age or older. A minimum age of redemption might apply for some vouchers or experiences. All vouchers (with the exception of Black Friday vouchers) are valid for twelve months from the date of purchase as of 29th September 2022. Vouchers purchased before this date are valid for six months.
A contract of sale does not exist between you and the hotel, until such time as the payment has cleared and a confirmation of purchase has been issued, irrespective of whether or not this was received.
Hotel vouchers have to be used in one sitting and cannot be used for services booked in advance if paying on one or combination of vouchers.
Any personal details entered on the voucher, including but not limited to email addresses, postal addresses or contact details are the sole responsibility of the purchaser. The hotel cannot be held responsible for any errors relating to the incorrect input of data.
Confirmation should be checked as soon as it is received to ensure that the details are correct. All vouchers are non-refundable and non-transferable, unless previously agreed by an authorised member of the hotel. Lost or stolen vouchers will not be refunded nor be replaced. The hotel reserves the right to refuse vouchers which may be damaged or defaced. Vouchers must always be present for redemption purposes. The hotel terms and conditions, or the terms and conditions of the specific vouchers do not affect your statutory rights. Expired vouchers are non-refundable and non-extendable.
Hotel gift vouchers cannot be used or redeemed against event days or services, this include but are not limited to - Christmas and Festive bookings, Conference and Banquets, Valentines Day, Mother's and Father's Day, Easter, Food-led dining events, Weddings and parties.
Black Friday Vouchers:
These Black Friday offers are only available to purchase between 24th and 27th November 2023 from 8am to 8pm.
Vouchers must be printed and bought on the day of redemption as your form of payment.
All vouchers will be valid for 6 months, available to redeem from 2nd January 2024. All vouchers will expire on 2nd July 2024.
Vouchers are not available to use on the following days: Valentine's Day, Father's Day, Mother's Day or Easter Sunday and Monday.
All vouchers are subject to availability and must be booked in advance.
Not available in conjunction with any other offer. Cannot be used towards events. Terms and conditions will be on the voucher.
Dinner, bed and breakfast: This voucher can be used at The Yarrow Tuesday—Saturday, subject to availability. This voucher is non-refundable and change cannot be given. This voucher must be given when you pay. This voucher must all be used on one occasion. Must be booked in advance. This voucher can be used from 2nd January 2024—2nd July 2024 only. In the event of a no show or late cancellation (24 hours notice required) your voucher will be redeemed.
Traditional Afternoon Tea for 2: This voucher can be used at The Yarrow any day of the week between 2:30pm and 5pm, subject to availability. This voucher is non-refundable and change cannot be given. This voucher must be given when you pay. This voucher must all be used on one occasion. Must be booked at least 24 hours in advance. This voucher can be used from 2nd January 2024—2nd July 2024 only.
7 course tasting menu: The terms and conditions of this voucher are as follows. This voucher can be used at The Yarrow Tuesday—Saturday between 6pm and 8:15pm, subject to availability. This voucher is non-refundable and change cannot be given. This voucher must be given when you pay. This voucher must all be used on one occasion. Must be booked in advance. This voucher is not suitable for those with allergies or intolerances. This voucher can be used from 2nd January 2024—2nd July 2024 only.
7 course tasting menu with matching wine flight: The terms and conditions of this voucher are as follows. This voucher can be used at The Yarrow Tuesday—Saturday between 6pm and 8:15pm, subject to availability. This voucher is non-refundable and change cannot be given. This voucher must be given when you pay. This voucher must all be used on one occasion. Must be booked in advance. This voucher is not suitable for those with allergies or intolerances. This voucher can be used from 2nd January 2024—2nd July 2024 only.
Swedish 60 minute full body massage: The terms and conditions of this voucher are as follows. This voucher can be used at The Yarrow any day of the week, subject to availability. This voucher is non-refundable and change cannot be given. This voucher must be given when you pay. This voucher must all be used on one occasion. Must be booked in advance. Must be over the age of 18. This voucher can be used from 2nd January 2024—2nd July 2024 only.
Deluxe Spa Package for 2 guests: The terms and conditions of this voucher are as follows. This voucher can be used at The Yarrow any day of the week, subject to availability. This voucher is non-refundable and change cannot be given. This voucher must be given when you pay. This voucher must all be used on one occasion. Must be booked in advance. Must be over the age of 18. This voucher can be used from 2nd January 2024—2nd July 2024 only.
Guest Behaviour
Guests are requested to conduct themselves appropriately at all times and to comply with Hotel procedures and/or requests with regard to conduct and respect for the property of the Hotel, its employees and guests and their health and safety. Guests are requested not to disrupt the comfort and enjoyment of other guests, the smooth running of the Hotel, or cause offence to other guests or our members of staff.
We reserve the right to refuse accommodation or services or remove you and members of your party from the Hotel if, in our reasonable opinion, we consider this provision to have been breached. Where this is the case we shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred.
Hotel Lost Property
In the event of any property being left behind the hotel will make all effort to contact the guest directly to notify them of the item(s) found. This can be collected at an arranged time.
The hotel can also return items by post for a charge of £10 for standard postage if items are of high or significant value these should be collected and not posted. Special Delivery can be arranged for a fee of £25 if requested by the guest.
Please allow up to ten working days for items to be posted.
The hotel cannot accept any liability for lost items or items that go missing in the postage system.
Hotel Events
Please be aware that at certain times throughout the year the hotel may host weddings, events and parties, which you may feel would be an intrusion on your break. If this is likely to be of concern to you, please check with reception for further information before you make your booking. Hotel gift vouchers cannot be used or redeemed against event days or services, this include but are not limited to - Christmas and Festive bookings, Conference and Banquets, Valentines Day, Mother's and Father's Day, Easter, Food-led dining events, Weddings and parties.

Personal Information
Telephone calls may be recorded from time to time to help us improve the service we offer you.
All personal information stored and used by us is done so in accordance with our Privacy Policy.
Pets
We welcome registered assistance dogs at no additional charge. We regret that other animals are not permitted in the hotel.
Photography and filming
Photography and filming are not permitted in public areas of the hotel. Commercial photography or images including trade marks or trade names requires the prior written consent of the Hotel. We reserve the right to charge for any commercial photography or filming at the hotel. Please speak to us if you wish to use the hotel for any such purposes.
Smoking
Guests are not permitted to smoke anywhere within the Hotel. Smoking is permitted at the front of the car park. Please speak to reception staff for directions.
Spa and Salon
Guests staying in the hotel may enjoy the Spa facilities (Jacuzzi, steam room and sauna) exclusively for 1 hour at an additional charge of £15 per resident. This must be booked in advance.
Non-resident guests can enjoy our spa facilities exclusively for 1 hour at a cost of £25 per person. This must be booked in advance.
The spa is only available to adults over the age of 18 years old.
Guests are asked to comply with the safety and welfare requirements when using these facilities. A variety of spa and salon treatments can be booked and charged to your room. Please speak to reception staff for further details and for opening times for the Spa.
At certain times, the Spa facilities may become unavailable due to maintenance, guest group bookings or other reasons beyond our control. We will attempt to keep all hotel guests informed of these circumstances however this may not always be possible.
Please note your allotted appointment time also includes therapist turn around time, this is not the length of your treatment.
If you are a hotel guest or have a spa package booked including our Spring or Summer offers, 48 hours notice is required to reschedule or rebook your appointment. Failure to provide 48 hours notice will result in you being charged in full for your appointment or your spa package deposit being retained.

Wedding T&C's
All guests enter into a contract with us for their Wedding on receipt of the initial deposit. Our standard T&C's are:
1. All provisional bookings will be held for 7 days then automatically cancelled unless a security deposit is received which is not refundable.
2. Should you be forced to postpone your booked date, the original deposit paid to the hotel may be transferred to another date (subject to availability) within 3 months of
the original date on condition that the hotel is successful in selling the original date. Only one transfer is permitted.
3. If a client cancels a confirmed reservation less than 12 months in advance, the hotel reserves the right to claim the following sums, unless a booking is obtained for the same date from a third party on no less favourable terms.
Cancellations in advance between:
* 6 and 12 months – 20% of the total anticipated charges
* 3 and 6 months – 50% of the total anticipated charges
* 1 and 3 months – 75% of the total anticipated charges
* Less than 30 days – 100% of the total anticipated charges
Anticipated revenue is the total estimated value of business based on, our cheapest 3 course menu and buffet 1, including VAT, based on numbers given by the client on confirmation. In all instances, notification of cancellation must be made in
writing and will be effective on the date received by the hotel.
4. The full balance is to be paid no later than 28 days before your event.
5. Bedrooms on hold for functions will be released 2 months prior to the function if not confirmed in writing or by credit card.
6. VAT at standard rate is included in the price
7. Prior consent of the hotel must be sought for any entertainment or service contracted for the function by the client. The hotel reserves the right to judge acceptable levels of noise or behaviour of the clients, guests or representatives and the client must take all necessary action to correct. In the event of failure to comply with management requests, the hotel reserves the right to terminate the contract and stop the event without being liable for any refund or compensation.
8. The hotel cannot be held responsible for the quality of food if not served at the scheduled time due to late arrival.
9. No wine or other beverages or food may be brought into the hotel or grounds by the client or guests for consumption on the premises, unless pre-agreed by the hotel management.
10. The client will be responsible for any damage caused to the hotel by themselves, a subcontractor or their guests and shall pay for such damage or loss of business caused as a result.
11. Hotel reputation. At the absolute and unfettered discretion of the hotel any function may be cancelled by the hotel even if paid in full, if the hotel has reasonable grounds for believing that the holding of such function would prejudice the reputation, good name, or standing of the hotel.
Limitation of Liability
The Hotel will not be responsible for the loss or damage of any property left by guests in the Hotel other than as required under the Hotel Proprietor’s Act or any other applicable law.
The Hotel will not be liable for any indirect, consequential or economic loss or any loss of profit, goodwill or opportunity (whether caused by the negligence of the Hotel, its employees, contractor or agents or otherwise). The Hotel’s total liability shall not exceed the value of the charges received by it under the contract formed by the booking under these terms and conditions.
Nothing contained in the contract or in any other document referred to or incorporated in it shall be read or construed as excluding any liability for death or personal injury caused by the Hotel’s negligence or liability for fraud or fraudulent misrepresentation.
Governing Law and Jurisdiction
The contract and any non-contractual obligations arising in connection with it are governed by English law.
The English courts have exclusive jurisdiction to determine any dispute arising in connection with the Contract, including disputes relating to any non-contractual obligations.
Each party irrevocably waives any objection which it may now or later have to proceedings being brought in the English courts (on the grounds that the English courts are not a convenient forum or otherwise).
The Yarrow currently accepts transactions from the following card types:
Visa, MasterCard and Amex
Please note: The Yarrow Hotel is a cashless business and as such cannot accept payment in cash or cheques for any goods or services
